These terms apply to all workshop bookings with GO Manufacturing. Each booking is also subject to a signed Hire Schedule, pre-access checklist and authorised operator record, completed before first access — we'll provide these as part of confirming your first booking.
1. Parties and Commercial Status
These Terms apply to the commercial hire of the designated workshop premises and agreed machinery/equipment (the “Workshop”) by the person, partnership or company identified in the Hire Schedule (the “Hirer”). The Hirer confirms that it is acting wholly or mainly for the purposes of its trade, business, craft or profession.
Nothing in this Agreement creates employment, partnership, agency, joint venture or a supervised manufacturing service between the Owner and Hirer.
2. Daily Hire, Booking and Access
The standard hire fee is £200 per booked day, unless another rate is agreed in writing. Payment provides access to the designated Workshop and authorised use of the machinery identified in the Hire Schedule.
Each booking applies only to the agreed date(s). Additional days must be separately booked and paid for. A booking does not create a tenancy or automatic right to occupy before or after the booked period.
The Hirer shall have exclusive use of the designated Workshop during the booked period unless otherwise agreed in writing.
Utilities are included subject to reasonable commercial fair use. Excessive consumption or consumption caused by additional high-load equipment may be charged separately.
3. Operating Hours
The permitted access hours and machinery operating hours for each booking must be recorded in the Hire Schedule. The Hirer must not access the Workshop or operate machinery outside those hours without prior written permission.
The Hirer must stop machinery in sufficient time to clean, isolate equipment where appropriate, secure the premises and vacate by the end of the permitted access period.
4. Permitted Use
The Workshop may only be used for lawful commercial activities agreed with the Owner. Intended activities must be disclosed before occupation. No materially different activity, hazardous process, hot work, unusual dust/fume-generating process, storage of hazardous substances, or change of use may be introduced without prior written approval.
The Hirer must not assign, sublet, share access with another business, or permit unauthorised persons to work from the Workshop.
5. Machinery Included
Subject to the Hire Schedule and operator authorisation, equipment may include:
Panel saw
Edgebander
Compressor
Dust extraction system
Other workshop equipment specifically listed in the Hire Schedule
Payment of the daily fee does not give any individual an automatic right to operate any machine.
6. Mandatory Training and Competence
No person may operate machinery unless the Owner has accepted satisfactory evidence that the person has appropriate training, knowledge, experience and competence for that specific type of machine.
The Owner may require:
Formal or workplace training records/certificates
Details of relevant experience
Site safety induction
Machine-specific familiarisation
Practical demonstration or competency assessment
Additional external training where evidence is insufficient
Written confirmation from the Hirer's competent person/employer
Authorisation is personal and machine-specific. Authorisation for one machine does not authorise another machine. The Owner may refuse or withdraw authorisation where there are reasonable safety concerns.
7. Mandatory Site Induction
Every person working in the Workshop must complete and sign a site induction before commencing work. The induction will cover, as applicable:
Emergency and evacuation procedures
Fire exits and fire equipment
First-aid arrangements
Accident and near-miss reporting
Emergency stops and isolation
Dust extraction
PPE requirements
Housekeeping and waste
Lone working
Security/access
Workshop rules and prohibited conduct
8. Pre-Access H&S Documentation
Before access is granted, the Hirer must provide such health-and-safety documentation as is reasonably applicable to its work, including where relevant:
Suitable and sufficient risk assessments
Method statements / safe systems of work
COSHH assessments
PPE assessments
Training and competence records
Lone-working assessment
Manual-handling assessment
Details of hazardous materials/processes
The Hirer is responsible for keeping its documents suitable, sufficient and current and for communicating them to its personnel.
9. Insurance - Condition of Access
No access or machinery use is permitted until satisfactory evidence of appropriate insurance has been supplied and accepted.
Public liability insurance: minimum £5,000,000 unless the Owner or Owner's insurer specifies a higher amount.
Employers' liability insurance where legally required, at the legally required level.
Product liability insurance where the Hirer manufactures, supplies, sells or installs products.
Insurance for the Hirer's tools, stock, materials and business property.
Any additional cover reasonably required because of the Hirer's activities.
The Hirer warrants that its insurer has been informed of the nature of the activities undertaken at the Workshop where required by its policy and that the policy covers those activities. The Hirer must provide current certificates/policy schedules and notify the Owner immediately if cover expires, is cancelled or materially restricted.
10. Hirer's Personnel and Supervision
The Hirer has primary responsibility for managing and supervising its employees, workers, contractors, subcontractors, agents and visitors and for the health-and-safety management of its own activities to the extent required by law.
The Hirer must ensure that its personnel follow training, risk assessments, safe systems of work, machine instructions and Workshop Rules, and that no unauthorised person operates machinery.
11. Safe Machinery Operation
Authorised operators must:
Use machinery only for its intended purpose and within their competence.
Carry out appropriate pre-use checks.
Use guards, fences, interlocks, push sticks, jigs, extraction and other protective equipment as required.
Never remove, defeat, bypass, modify or interfere with guards, emergency stops or safety devices.
Use appropriate PPE.
Stop immediately if a defect, abnormal operation or unsafe condition is identified.
Report defects immediately and not attempt unauthorised repairs or modifications.
Never use machinery displaying an isolation, warning or 'do not use' notice.
12. Owner's Equipment Responsibilities
The Owner will take reasonable steps to ensure that machinery supplied for use is suitable for its intended use, maintained in a safe condition, inspected where required, appropriately guarded, supplied with relevant safety information where appropriate, and withdrawn from use where the Owner becomes aware that it is unsafe.
Nothing in this Agreement removes or attempts to transfer any statutory duty which the law places upon the Owner and which cannot lawfully be excluded or transferred.
13. PPE, Dust and Materials
The Hirer is responsible for assessing and providing suitable PPE for its personnel, including safety footwear, hearing protection, eye protection, respiratory protective equipment and other task-specific PPE as appropriate.
Dust extraction must be used whenever required and must not be disabled or bypassed. The Hirer is responsible for assessing and controlling exposure to dust, substances and materials arising from its work.
Hazardous, toxic, explosive, unusually flammable or otherwise unsuitable materials/processes must not be introduced without prior written approval and appropriate controls.
14. Additional Equipment and Electricity
The Hirer must not bring additional industrial machinery or high-load electrical equipment into the Workshop without prior written consent. Approved equipment remains the Hirer's responsibility and must comply with applicable safety/electrical requirements. Evidence of inspection, testing or certification may be required.
15. Housekeeping and Fire Safety
The Hirer must maintain a clean and safe workplace, keep walkways and emergency exits clear, store waste/offcuts safely, keep fire and electrical equipment accessible, and leave the Workshop reasonably clean and tidy at the end of each booking.
Additional cleaning, waste removal or repair costs caused by the Hirer may be charged.
16. Accidents, Incidents and Near Misses
All accidents, injuries, dangerous occurrences, machinery damage, fires and significant near misses must be reported to the Owner immediately. The Hirer must preserve relevant evidence and cooperate with investigations.
The Hirer remains responsible for statutory reporting obligations applicable to its own employees and operations.
17. Unattended Premises and Lone Working
The Workshop may operate without the Owner or its staff being continuously present. It is not supplied as a supervised workshop. The absence of the Owner does not reduce the Hirer's responsibility to supervise its own personnel and operations.
The Hirer must assess lone-working risks and must not permit lone working where its assessment identifies an unacceptable risk.
18. Security and Visitors
Keys, codes and security credentials must not be shared with unauthorised persons. The Hirer must secure the premises when leaving and report lost keys or compromised access immediately.
Visitors remain under the Hirer's control and may not operate machinery. Persons under 18 must not operate woodworking machinery.
19. Alcohol, Drugs and Fitness to Work
No person may operate machinery while under the influence of alcohol, illegal drugs, or medication/any condition that materially impairs safe operation. The Hirer is responsible for ensuring its personnel are fit to work safely.
20. Owner's Right to Refuse or Stop Work
The Owner may refuse access, withdraw machine authorisation or immediately stop work where there are reasonable concerns regarding competence, training, insurance, unsafe behaviour, inadequate PPE, interference with safety systems, unsafe materials/processes, impairment, damage or any other significant risk.
Safety action by the Owner does not amount to acceptance of responsibility for supervising the Hirer's business.
21. Damage and Hirer's Property
The Hirer is responsible for damage to premises or equipment caused by its breach, negligence, misuse or by persons for whom it is responsible, beyond reasonable wear and tear. Damage must be reported immediately.
The Hirer's tools, stock, materials, vehicles and other property remain at the Hirer's risk. The Owner is not responsible for loss or damage except to the extent directly caused by the Owner's negligence or another liability that cannot lawfully be excluded.
22. Operational Responsibility
The Owner is providing premises and access to specified equipment. Unless separately agreed in writing, the Owner is not providing manufacturing services, cut-and-edge services, machine operators, labour, technical supervision or day-to-day management of the Hirer's work.
The Hirer is responsible for its measurements, materials, production planning, products, employees, subcontractors, supervision, working methods and compliance with law.
23. Liability and Indemnity
Each party remains responsible for its own acts and omissions and for persons for whom it is legally responsible.
To the fullest extent permitted by law, the Hirer shall be responsible for and indemnify the Owner against claims, losses, damages, liabilities and reasonable costs arising from the Hirer's activities, breach of this Agreement, negligence, misuse of equipment, unsafe working practices, materials/products, or acts/omissions of its employees, contractors, subcontractors, agents or visitors, except to the extent caused by the Owner's negligence, breach of contract or breach of statutory duty.
Nothing in this Agreement excludes or limits liability for death or personal injury caused by negligence where such liability cannot lawfully be excluded, fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be excluded or restricted.
24. Suspension and Termination
The Owner may immediately suspend or terminate access for serious safety breach, unauthorised machine use, failure to maintain required insurance, non-payment, deliberate damage, illegal activity, material breach, or conduct creating an immediate risk to persons or property.
25. End of Daily Hire
At the end of the booked day the Hirer must cease operations, clean and leave machinery appropriately, remove or safely store agreed materials, remove waste as required, report defects/damage, secure the Workshop and return/access-control items as agreed.
26. Compliance with Law
The Hirer must comply with all laws applicable to its activities, personnel, materials and operations, including applicable health-and-safety, fire-safety, environmental and employment requirements, and obtain any licences or approvals specifically required for its business.
27. Governing Law
This Agreement is governed by the laws of England and Wales and the courts of England and Wales shall have jurisdiction.
